    17. Enter the room

    Where reasonably and necessary, accommodation managers, maintenance personnel, cleaners or authorized persons may enter the room upon prior notice to:

    • Repair or inspection;

    • maintenance of equipment;

    • The lawful inspection;

    • Security confirmation;

    • Emergency treatment;

    • Other necessary accommodation management work.

    In cases of fire, leakage, gas leakage, odor, equipment abnormalities, suspected personal safety accidents or other emergencies, the guest may enter the room without prior consent and, if reasonably practicable, notify the guest at a later date.

     

    18. Violations and termination of residence

    Parts which are invalid or inapplicable shall be replaced or interpreted, within the limits permitted by law, by provisions in force as closest to their original purpose.

     

    29. Not giving up rights

    We do not have any right to immediately enforce any of these Terms of Use, and do not waive this right.

    Any one pardon does not mean that the same pardon must be made in the future.

     

    30. Applicable law and dispute resolution

    These Terms of Use and related accommodation services are governed in principle by Japanese law.

    If a dispute arises, the parties should first try to resolve it through reasonable and friendly consultation.

    If this is not resolved, the jurisdiction of the Japanese District Court or the Court of Cassation shall be exercised by the Japanese District Court or the Court of Cassation with jurisdiction in the place of residence, except as otherwise mandated by applicable law. This is also consistent with the jurisdictional arrangements adopted under existing fixed-term building leases.

    This cancellation policy applies to accommodation bookings made directly through the official website of Suke Homes.

    Bookings made through Booking.com、Airbnb or other third-party platforms shall be subject to the relevant platform and the cancellation terms indicated in the order.

    Residents should read this policy carefully before submitting their reservation and completing their payment.

     

    1. General cancellation of policy

    In addition to the individual home price plans, booking confirmations or accommodation contracts, Suke Homes' general cancellation policy is as follows:

    Free cancellation

    Residents can cancel their reservation free of charge if they cancel 14 days or more before arrival.

    Cancelled within 13 days of arrival

    If the guest cancels within 13 days of arrival, they will be charged 30% of the total order**** as a cancellation fee.

    To avoid any difference in understanding of "13 days before arrival", the website recommends that the spelling "14 days or more or within 13 days" be used when officially published.

     

    2. Calculation of the cancellation of the deadline

    Cancellation period is calculated by reference to the **Japan Standard Time (JST) ** of the place of stay.

    Cancellation of the application is based on the actual time of notification received by Suke Homes, rather than the time when the guest sent the message.

    Examples of computation

    Assume the scheduled check-in date is July 20:

    • Cancellation on or before July 6 at 23:59 Japan time: free of charge;

    • Cancellation from July 7 at 00:00 Japan time: a cancellation fee equal to 30% of the total booking amount applies.

    If the order confirmation list contains specific times of stay, cancellation periods or special program conditions, the contents of the order confirmation list shall be determined.

     

    3. How to propose cancellation

    The guest must cancel by one of the following designated means:

    • The website provides order management functions, as appropriate;

    • Suke Homes customer service email;

    • The order confirmation is the specified contact form.

    The cancellation of the application shall be made available to:

    • Name of the person who made the reservation;

    • The order number;

    • The location of the accommodation;

    • the date of entry and exit;

    The cancellation process is considered complete only after the cancellation of Suke Homes is confirmed.

    4. Basics for calculating consumption

    7. No-show (not inhabited)

    If the guest has not booked a stay on the date of the stay and has not submitted a cancellation or contacted Suke Homes in advance, it will be considered a no-show.

    Unless otherwise specified in the order confirmation or individual plan, non-residents will be treated in accordance with "cancellation within 13 days of the date of arrival", i.e. 30% of the total order will be charged as a cancellation fee.

    If the stay is not available for the remainder of the order, Suke Homes can cancel the remaining stay arrangements.

    ** Note:** If you want to charge 100% of the No-Show in real operations, it must be clearly stated before the website and payment and not after the guest booking.

     

    8. Delayed entry

    If the guest is not expected to stay within the specified time, Suke Homes should be notified in advance.

    11. Cancelled for personal reasons

    The following situations are generally considered to be personal reasons for the stay and are in principle dealt with in accordance with this cancellation policy:

    • Delayed or cancelled flights or traffic;

    13. Cancelled by Suke Homes

    Suke Homes, for example, cannot provide confirmed accommodation for the following reasons:

    • Major malfunctions in accommodation facilities;

    • The rooms are not available for use due to safety or fertility issues;

    • Property affected by accidents or disasters;

    • Repeated booking or system error occurred;

    • The provision of accommodation is prohibited by law or governmental orders;

    • Other situations not caused by the guest which prevent accommodation from being provided;

    We will, where reasonably possible:

    1. Provide reasonable alternative accommodation; or

    2. The Commission has also approved the implementation of the programme.

    If the guest does not accept reasonable alternatives offered, the affected and not yet provided accommodation costs may be requested.

    Except as otherwise provided by applicable law, refunds are usually limited to the amount of the order that has been paid.

     

    14. Cancellation or termination of stay due to non-compliance

    As a guest:

    • Provide false identity or booking information;

    • refusing to complete the necessary identity verification;

    15. Refunds and processing times

    If the guest is eligible for a refund:

    • The refund amount shall be deducted from the applicable and non-refundable expenses;

    • The exchange rate difference, cross-border fees and handling fees charged by banks or payment institutions are not necessarily refundable.

    After Suke Homes completes the refund instructions, the actual time the payments are displayed on the guest's account may vary depending on the third party institution.

    If the original payment method cannot be returned, we may ask the guest to provide other necessary information to arrange a proper refund.

     

    16. Third-party platform reservations

    The booking was made through the following platforms:

    17. Re-booking and incorrect booking

    Residents are responsible for confirming order information before making payment.

    If the guest is due to an error in operation:

    • Re-booking;

    19. Policy priorities

    If there are differences between documents, they are processed in principle in the following order:

    2. the conditions of the booking confirmation or individual house price scheme;

    Any provision is subject to the mandatory provisions of applicable law.

     

    20. Policy updates

    Suke Homes may update this policy due to changes in laws, website functionality, housing plans or operating arrangements.

    The updated version will be published on the website and will mark the latest update date.

    Formal orders, in principle, remain subject to cancellation conditions as indicated by the guest when completing the reservation; unless otherwise provided by law or with the consent of the parties.

    To ensure the safety, security and comfort of the residents, neighbors and facilities of accommodation, all residents and associates of Suke Homes must comply with this Code of Conduct.

    This Accommodation Code applies to accommodation booked through the official website of Suke Homes and other approved channels. Residents complete their reservations, arrange accommodation or sign relevant accommodation documents, indicating that they have read, understood and agreed to comply with this Accommodation Code.

     

    1. Registration of the settlers

    Accommodation is limited to reservation records, for use by persons listed on the registration table or in the accommodation contract.

    Residents may not, without the prior written or electronic consent of the accommodation manager:

    • The number of registered residents exceeds;

    • allowing unregistered persons to stay or use accommodation for long periods;

    • Transferring the room, key, house card, door lock or right of entry to others;

    • Renting, sharing or providing all or part of the accommodation for use by third parties.

    If there is any change in the number of residents or residents, residents must be notified and confirmed in advance and there may be additional charges for the change.

     

    2. Identification

    10. Furniture, electrical equipment and accommodation equipment

    16. Bed and laundry

    Provision and exchange of bedding, sheets, towels and other cloths is arranged in accordance with individual accommodation plans, accommodation instructions or accommodation contracts.

    The guest may not:

    • carrying bedding or cloths from the accommodation;

    • use it for inappropriate purposes;

    Residents must not place in corridors, stairs, fire halls, entrances or other common places:
